Sustainable Design Intent and Innovation: This luxury residence is designed to be as low impact on the site as possible and to also use minimal mechanical ventilation. The pavilions allow for each section of the house, while not in use, to be essentially shut down. There are 7 heating and cooling zones and there are 4 separate water heaters. The home is a smart home that is state-of-the-art. Most rooms have black out screens or sunshades. Natural day lighting strategies were used in each room to minimize the need for lighting during the day. The rooms on the north side of the home have large clerestory windows above a light shelf that helps to bounce light deep into the rooms, while the light shelves become covered patios that allow for covered outdoor living during the rainy season.
